What income requirements do you have for applicants?
Applicants must have a gross monthly income of at least 2.5 times the base rent.
What is your Application Fee?
The application fee is $50.
What is your Administrative Fee?
The administrative fee is $200.
Do you require a Security Deposit, and if so, how much?
Yes. Our security deposit is $250* per unit. Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months' rent.

Do you allow subletting or lease transfers?

Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes, we require renters insurance. Residents must carry a minimum of $100,000 in personal liability coverage. Proof of insurance is required before move-in and must remain active throughout the lease.
When is rent due each month?
Rent is due on the 1st of each month.
What is the late fee policy for rent payments?
Rent includes a 4-day grace period. A $100 late fee is applied on the 4th day, followed by an additional $5 per day until rent is paid.

What utilities are required in the rent?
Water, trash, and sewer are billed as a monthly charge, and electricity is provided through Tucson Electric Power (TEP).

Washers and dryers are included in each unit.
What amenities are available for residents?
Amenities include a pool, spa, business center, two grilling stations, a clubhouse with office space, and outdoor games.
Is parking available? If so, is there a monthly fee?
Yes. Uncovered parking is $35 per month and covered parking is $50 per month.
Do you have EV charging stations?

Yes, we offer both a small pet park and a larger pet park.

While we do not have on-site maintenance staff, we do provide 24/7 emergency maintenance service.
